Services

Facilities provides a wide range of support across the university’s campuses. This support is divided into two categories: base services and premium services. Rates and fees vary from service to service.

Base services are those for which Facilities receives a budget allocation. These services are rendered free of charge. Examples include, but are not limited to:

  • Building maintenance (corrective and preventative)
    • Balconies, decks and verandas
    • Ceilings
    • Classroom seating, desks, tables, workstations, tiered platforms, etc.
    • Doors and hardware (excludes Security Services keypads, DSX card readers, Locknetics, etc.)
    • Electrical (excludes departmental or IT equipment)
    • Fountains (exterior, to include water treatment)
    • Hydration stations and water fountains
    • Lighting (interior and exterior)
    • Plumbing
    • Roofing (downspouts, drains, gutters and weep holes)
    • Roads and sidewalks
    • Stairs (steps, handrails, etc.)
    • Windows
  • Clocks (repair/replace in classrooms, common areas, hallways and labs)
  • Custodial services provided through the custodial contract
  • Flooring (withing normal replacement cycle)
  • Ground maintenance (including irrigation)
  • Infrastructure support
    • Fire alarm and protection systems
    • Building controls (hearing, cooling, etc.)
    • Elevators
  • Light bulb replacement (excludes furniture, lamps, cubicles, cabinets, etc.)
  • Painting (within normal painting cycle)
  • Pest control
  • Signs (room number and wayfinding, both exterior and interior)
  • Utilities and energy management (electric, gas and water)

Premium services are those for which Facilities does not receive a budget allocation. These services must be funded by the requesting department. Examples include, but are not limited to:

  • Carpentry or fabrication work (bookshelves, cabinetry, frames, shelves, etc.)
  • Connecting departmental equipment to campus utilities (autoclaves, biosafety cabinets, ice machines, lab equipment, etc.)
  • Custodial requests outside the scope of the custodial contract
  • Departmental equipment (assembly, purchase, repair or troubleshooting)
  • Electric and plumbing outlets/fixtures (additional)
  • Event support (setup and teardown, housekeeping, plants, trade support, etc.)
  • Flooring replacement (tile/carpets) outside the normal replacement cycle)
  • Hanging of banners or signs and staking of signs
  • Interior plants
  • Light purchase/replacements on furniture or in lamps, cubicles, cabinets, etc.
  • Minor improvement and renovation services
  • Moves (office, furniture, equipment, artwork, etc.)
  • Office furniture repair (desks, file cabinets, storage units, lockers, etc.)
  • Painting of non-structural items or office outside the normal painting cycle
  • Signs (other than room number), such as name plates, decals, plaques, stickers, etc.
  • Special requests
  • Utility connections (connecting/disconnecting) for departmental equipment
  • Vehicle maintenance (preventive, corrective, registrations and inspections)
  • Window treatment installation or replacement (blinds, tinting, curtains, etc.)

Rates & Fees

Facilities’ reimbursable shop rates for fiscal year 2026 are effective from Sept. 1, 2025, through Aug. 31, 2026. These rates reimburse Facilities for the cost of providing premium services—those not covered by Facilities’ budget allocation and that must be funded by the requesting department. Examples include, but are not limited to: vehicle maintenance, event and moving support, services for auxiliary units and minor office renovations.

The university contracts custodial services with AHI Facility Services, Inc. and grounds maintenance services with Yellowstone Landscape. These rates are negotiated and documented in the annual custodial and grounds maintenance services contract.

Hourly Shop Rates

Shop rates are based on the average pay and benefits of the Facilities employees performing the work. Rates include the cost of labor, fringe benefits and a $2 per hour incidental charge for consumable supplies.

Facilities typically conducts work during regular business hours. Work done outside business hours to meet customer needs or respond to an emergency is billed at one and a half times the regular shop rate.

* General labor rate is for basic labor with hand tools or event support.
